Kurt Kesler & Associates provides a comprehensive program for tracking of both residential and commercial real estate, and can place forced order hazard insurance if requested. The program is specifically designed to protect both borrowers and Banks against financial loss resulting from damage or destruction of real property.

Kurt Kesler & Associates also provides a flood determination and tracking service that is available either as a stand-alone service or may be incorporated into the Real Estate Forced Order Hazard program. This inclusive program provides flood searches and certification as required by the National Flood Reform Act of 1994. The Bank has the option of obtaining flood determinations that are either "snap-shot" or for the entire term of the loan. Additionally, Banks also have the option of having their entire real estate loan portfolio tracked in order to insure that proper flood insurance is in place for those properties that are deemed to be in a designated flood plain, and having Kurt Kesler & Associates issue flood insurance for those loans where there are lapses in coverage.

Home Equity Protector

Kurt Kesler & Associates offers a Home Equity Protector program to Banks that assists in increasing the profitability of their loan portfolios. Use of this program allows Banks to increase the home equity loan portion of their portfolios while minimizing risk.

Property Improvement Loan Insurance Program:
Insures lenders against default by the borrower on loans for the improvement of real property.

Home Equity Loan Insurance Program:
Insures lenders against default by the borrower on loans secured by a second mortgage on real property.

Home Purchase Loan Insurance Program:
Insures lenders against default by the borrower on loans secured by a second mortgage on real property in which the proceeds are used as a down payment to purchase the home.

Unsecured All-Purpose Loan Insurance Program:
Insures lenders against default by the borrower on unsecured loans to qualified homeowners.

Residential Lot Loan Insurance Program:
Insures lenders against default by the borrower on loans secured by a second mortgage on real property when the proceeds are used in the purchase of a residential lot.

 

Mortgage Life and Mortgage Disability Program

Kurt Kesler & Associates offers a comprehensive Mortgage Life and Mortgage Disability Program. Both programs are customer paid products that insure real estate loans in the event of death or disability.

Mortgage Life
Mortgage Life is a voluntary insurance program that insures the borrower, spouse and/or co-borrower against death. Depending upon the type of program offered, the benefit either pays monthly payments for a certain time or will pay off the loan up to a certain contract maximum.
Mortgage Disability
Mortgage Disability is a voluntary insurance program that will make real estate loan payments after a waiting period, usually 90 days, for a certain number of months.

Both programs give the borrower/survivor time to adjust to living conditions and enable them to make a non-emotional decision on what to do with their home. Premium payment is available via ACH, so should an insured loan be sold, the bank will continue to receive an administrative fee as long as the premiums are paid via ACH.
